Prominent main road offices at Bitterne Road, Southampton have been taken by a dental laboratory user.  The premises was taken on a flexible lease at a rent of £3,500 per annum exclusive and provided approximately 781 sq ft (72.55 sq m).

Unit 22 Longbridge Industrial Estate

London Clancy acting on behalf of private investors have let Unit 22 comprising of 1,015 sq ft with mezzanine offices of 297 sq ft.

The premises have been taken on a 5 year lease with a headline rental of £7,000 per annum exclusive.  The premises was taken by private occupier for marine engineering.

Unit 14 Longbridge Industrial Estate

London Clancy has let Unit 14 Longbridge Industrial Estate providing 826 sq ft with a mezzanine of 488 sq ft to an occupier already located on the estate.

South Coast Tints have taken the premises to expand their operation and it was taken on a new lease at a headline rental of £8,389 per annum exclusive.

PMX Coatings Ltd have secured new premises at Building 36 Mitchell Point, Ensign Business Park, Hamble.  The building which provides 3,158 sq ft over two floors was taken on a 10 year lease, 5 year break provision at a phased rental with a headline of £32,500 per annum exclusive.

Bridle Insurance (CFN Insurance Services Ltd) have relocated their operation from New Forest Enterprise Centre to Suite C at York House, School Lane, Chandlers Ford.  The accommodation which provides an open plan office suite of 5,700 sq ft provided with air conditioning was taken on a new 6 year lease at a headline rental of £45,000 per annum.

Central 37, Kingsclere Road, Basingstoke

In one of the biggest industrial deals in Basingstoke of 2010, private landlords have let Central 37 to Laleham Healthcare Ltd.

Comprehensive refurbishment of the warehouse was nearing completion when Laleham Healthcare were attracted to the 36,700 sq ft warehouse which boasts 8m eaves and 6 dock levels.

The warehouse is located within a quarter of a mile of Basingstoke railway station on Kingsclere Road and the south boundary borders the Waterloo to Weymouth mainline railway.

Good communications between London Clancy, the landlord’s agents, and Hurst Warne, representing Laleham Healthcare put Central 37 on the shortlist of the Alton based company.

Laleham Healthcare will consolidate their dispensary, laboratory, storage and packaging facilities in Basingstoke from which they will carry out nationwide distribution via the M3 and M4 motorways.

Tim O’Connor, MD of Laleham Healthcare is delighted with the acquisition, “the facility at Central 37 provides us a good quality hub for all our deliveries and will enable us to free up space at our main factory in Alton to support our future growth plans”.

Laleham Healthcare have signed a 10 year lease. London Clancy acted for the private landlords and Hurst Warne represented Laleham Healthcare.
 

142 Basingstoke Trade Park, Worting Road, Basingstoke

AXA Real Estate are pleased to announce the latest letting at their newly named Basingstoke Trade Park. Eurocell Buildings Products Ltd have taken the comprehensively refurbished unit for a term of 5 year at a rent of £45,000 per annum exclusive.

The mid terrace unit comprises 4,861 sq ft and is opposite a Morrison’s Superstore and alongside Screwfix, Bathstore.com and Howden Joinery.

 

Unit 3 Trilogy, Segensworth North

London Clancy's Southampton has advised Runforld Medical Ltd on the acquisition of Unit 3 Trilogy at Segensworth North, Junctin 9 M27 Fareham.  The company have relocated their operation from Liphook.  Negotiations were  concluded against strong competition from another occupier.  The building provided a detached modern facility of 44,000 sq ft and has been taken on  a 10 year lease on confidential terms.

 

Trafalgar Wharf, Portchester

Magma Global leaders in composite marine pipes to the gas and oil industry have secured a new premises at Trafalgar Wharf Portchester for their pre-production facility.  The bulding extends to approx 12,000 sq ft (1,116 sq m) with water access.  David Heda of London Clancy's Southampton office who acted for Magma Global said that the new premises provided an ideal platform for the company to extend and develop their products.
