Source International, an international marketing and procurement company, are relocating from Discovery Centre, Bournemouth Airport to Ampress Park at Lymington. The new development at Trafalgar Court, Ampress Park is a self build scheme with surplus units.
London Clancy was instructed to market 23,000 sq ft of airside hangars and prestige offices, airside at Bournemouth Airport. Simultaneously London Clancy were also ret6ained to seek a suitable property or site for 5,000 sq ft of offices and a warehouse of 2,500 sq ft close to Lymington.
- Compiling a comprehensive marketing campaign on Discovery Centre for specialist offices, including sourcing a bespoke mailing list for aviation related companies
- Advise on packaging the available range of properties
- Undertaking wide search for replacement premises including off market opportunities
- Advising on value and potential of short listed alternatives
- Introduce project manager and advise on detailed design of new development on brown-field site at Ampress Park
- Provide strategic advice on programme of development and anticipated rent of surplus units
- Conclude letting of last suite of offices at Discovery Centre, December 2005
- Commence construction of first phase of Trafalgar Court, November 2005
- Seek occupiers for units 3,4 & 5 Trafalgar Court, August 2005 with launch of marketing campaign including brochure distribution and advertising in specialist press
London Clancy achievements
- Discovery Centre to be fully let and income producing when Source International move to Trafalgar Court, Spring 2006. Balance of Trafalgar Court to be pre-let during before second quarter 2006.
- Size & Discovery Centre - long leasehold disposals approx £1 million and
- Project Cost:rent income of potentially £120,000 pax.
- Trafalgar Court - 14,000 sq ft with an estimated end value of £2.6 million
